The rental market update
We have had a fantastic start to the year here at Philip Martin lettings and the market is strong. We have let more houses in the first few months compared to last year and it’s looking to be a busy 2023. On a similar note, rents are continuing to increase and you may find that when the property is empty we will encourage you to increase the rent for remarketing, as well as increasing during the tenancy following our periodic inspections.
Why do we do this?
It’s worth noting that it’s always beneficial to be realistic with these increases, so that we can aim to get the right tenants in the properties, who have a realistic expectation of the property itself and the upkeep. Aiming the rent too high will usually attract high maintenance tenants which can open up a variety of problems later down the line.
